Site Development
Rome wasn’t build in a day and neither was a great billboard site. A quick approval application process with a local authority is around 3-4 months. The majority take at least 4-6 months, with more complicated applications taking much longer. The key to getting through this process is patience and an understanding of what Council consider reasonable and what they don’t, particularly in terms of clever design and visual amenity. The partners in Great Site have this experience, having developed over 100 sites in the greater Brisbane area and that track record provides a better chance of success.

WHAT MAKES A GREAT SITE FOR BOTH THE ADVERTISER AND US?
WHAT MAKES A GREAT SITE ACHIEVABLE?
You may have a great site from street level, but the complexity and cost of gaining an approval working across both State and Local Government planning can become seriously expensive and require several consultants, ranging from town planners, architects and traffic engineers. We carry that cost to the conclusion of the application process.
Once we’ve got an approval, the site assessment begins with further consultants such as structural and electrical engineers to ensure the site as proposed can be achieved. The devil is in the detail and we have the experience of dealing with difficult sites.
We’ve witnessed firsthand the cost blowouts of building when unexpected surprises like rocks, high water tables, old infrastructure cause delays and in some instances unviable building conditions. Our underground investigations at this stage take some time but include soil tests, underground service locations, sometimes using ground penetrating radar along with standard electro-magnetic locations to minimise surprises.
At this design stage, we also consider construction access, including traffic movements, road closures, crane positions in relation to overhead power lines etc. We liaise with our building, haulage and crane contractors to ensure a cohesive design and construction process to give us the best possible chance of a successful build.
‘Great Site’ will take on this development risk, and our experience helps us solve difficult problems, within a reasonable budget of course. We develop, build and own the billboard and pay you a passive income.
